Primary market sales slipped as buyers had more to choose from
Here is the one thing that matters most right now: the Real Estate Data Aggregator counted 1,190 homes sold across the Primary market in the three months ending August 31, 2026, down 3.5% from the same period a year before. Fewer sales means buyers have a little more room to compare. For sellers, it means the price and the prep have to be right, because not every listing is moving.
The National Association of Realtors reported that national inventory reached 1.60 million homes in September 2026. That broader supply picture lines up with what the Real Estate Data Aggregator shows here: new listings in the Primary market edged up 1%, giving buyers a few more options than they had a year ago.
Rates are adding to the pause
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That is a real cost for anyone doing the math on a new payment. It helps explain why pending sales across the Primary market slipped 3.6%, per the Real Estate Data Aggregator.
Speed and price vary a lot by ZIP code
The Real Estate Data Aggregator shows the spread is wide. In 90230 (Culver City), the median sale price rose 41.7% to $1,050,000 and 35.7% of homes sold above list. In 90403 (Santa Monica), 35.9% of homes went under contract within two weeks. Those are very different stories from 90069 (West Hollywood), where the median sat at 98 days on market and months of supply reached 8.8.
Where homes are selling above list
In 90034 (Los Angeles), the Real Estate Data Aggregator counted 44.9% of homes selling above list price, even as the median price held flat year over year at $1,600,000. In 90292 (Marina Del Rey), only 7.6% sold above list and days on market stretched to 87, up 30 days from a year before. Same metro, very different conditions.
Months of supply tells the seller's story
Months of supply measures how long it would take to sell every home currently listed. Below four months generally favors sellers. Above six generally favors buyers. The Real Estate Data Aggregator shows 90066 (Los Angeles) at 2.9 months, while 90077 (Los Angeles) sits at 11.5 months. Those two ZIPs call for completely different pricing strategies.

Pacific Palisades (90272) stands out for a different reason. The Real Estate Data Aggregator counted 45 homes sold, up 50% from a year before, with a median price of $3,108,578, up 14.1%. Sales there recovered strongly even as the broader market slipped.
- The Primary market saw 1,190 homes sold in the three months ending August 31, 2026, down 3.5%.
- Inventory held at 2,284 homes, down 2.4%.
- The National Association of Realtors put national inventory at 1.60 million in September 2026. Freddie Mac put the 30-year rate at 7.40% on October 15, 2026. Demand is still there, but buyers are comparing more carefully and not every listing is closing at the same pace.
